Real Estate Tip #9 – Discretion is Still a Winning Strategy
True Tales of When Sharing Too Soon Cost Big — and How to Protect Your Deal
Greater Pasadena real estate discretion — some lessons in real estate come the hard way — and they stick with you.
When we were just a few years into our careers, we learned firsthand how something as simple as saying a few words too soon can mean the difference between landing a listing or walking away empty-handed… and how buyer excitement can accidentally tip off the competition.
Today, we’re sharing two stories that underscore why a little discretion can go a long way in your real estate journey.

Story 1: The Listing That Got Away.
We were invited by a Pasadena homeowner to present a marketing plan for their property. It was a home with architectural charm and strong market potential, and we felt confident after a very productive initial meeting.
The seller made it clear they were interviewing multiple agents, but told us that if our marketing approach looked strong, we’d likely get the listing.
Taking that seriously, we went into planning mode. We did an early walkthrough, mapped out marketing angles, and drove out to the property a day ahead of our appointment to take some reference photos.
While we were there, a friendly neighbor strolled by and asked, “What’s going on?” We casually said something like, “This home will be hitting the market soon — we’re preparing materials.”
Later that evening, the seller called us. They were courteous, but the tone was different. “We wanted nothing public until we finalized everything,” they said. “We were disappointed to hear someone on the street mention the house might be coming up for sale.”
Despite our best intentions — and the fact that we hadn’t officially posted or publicized anything — that one offhand comment cost us the listing. The seller felt their trust had been broken, even though we didn’t know the boundaries yet.
Lesson learned: Never assume discretion is implied. Always clarify what can and cannot be discussed, and treat all client details as confidential unless specifically told otherwise. Understanding Greater Pasadena real estate discretion is crucial for anyone entering the market.

Story 2: The Buyer Who Lost More Than Just a House.
Another time, we were working with a buyer who absolutely loved a home we showed her. It checked all the boxes, from location and layout to charm and price. After a strategy session, we helped her craft a strong offer that was scheduled to be submitted that afternoon.
In her excitement, she shared the news with a casual acquaintance over lunch — someone she saw from time to time at community events. She described the house, her offer amount, and her plans to move in by summer.
What happened next stunned us all. That acquaintance called their own agent, submitted a higher offer based on what they had just heard, and got the house. The seller went with the better offer, not knowing how the information had traveled.
Our client was heartbroken. She not only lost the house but felt betrayed by someone she thought was friendly and trustworthy. And while what happened wasn’t technically against the rules, it certainly felt like a breach of personal trust — and a harsh wake-up call. Another lesson that Greater Pasadena real estate discretion is paramount.
📎 Understanding Confidentiality in Real Estate: Inman – Role of Confidentiality in Real Estate Deals
What We Learned — and What We Now Advise
Both of these situations happened early in our careers, and both taught us lasting lessons we now pass on to every client:
Never assume information stays private. Whether you’re selling or buying, anything you say can travel farther than you think — and fast.
Establish ground rules early. We now ask every seller upfront what should remain confidential and what can be shared. We also advise our buyers to wait until the offer is accepted before telling even their closest friends.
Protect your leverage. Real estate deals often hinge on timing, perception, and positioning. A seller’s reputation for privacy or a buyer’s seriousness can be affected by how the process is communicated.
Let your agent do the talking. We’re trained not only in contracts and negotiations but also in managing information flow to maximize your chances of success with Greater Pasadena real estate discretion.
Today, We Work Differently — And It Works
Discretion is now part of our DNA. These early lessons helped shape how we do business, and why clients trust us to guide them through complicated — and often emotional — real estate journeys. Whether it’s prepping a listing without alerting the neighborhood or advising buyers on when to speak and when to wait, we’ve seen how strategy can quietly deliver big results.
And when you’re competing in a market as competitive as Greater Pasadena, every strategic edge matters.
