A market can slow without becoming simple. The Greater Pasadena market strategy I recommend now starts with mixed signals: closed sales and pending activity have declined since our previous report, yet active inventory is nearly unchanged. New listings increased modestly, and well-positioned homes can still attract serious competition.
For buyers and sellers, those signals do not support one broad rule such as “wait,” “offer less,” or “price high and test the market.” They call for property-by-property judgment. After nearly 700 sales, I have learned that the advantage rarely comes from knowing one market statistic. It comes from understanding how that statistic affects the particular home, neighborhood, price range, and client in front of me.
The five signals I am watching
A sound Greater Pasadena market strategy begins with a consistent comparison. Our latest Compass Greater Pasadena Hot Sheet covers the most recent 30 days using the same search criteria as our previous report. Total tracked activity fell from 384 to 351, down 8.6%. The details explain why the market feels active in some places and hesitant in others.
| Signal | Current 30 days | Previous report | Change |
| Sold | 100 | 121 | -17.4% |
| Pending | 36 | 40 | -10.0% |
| New listings | 84 | 79 | +6.3% |
| Active listings | 118 | 119 | -0.8% |
| Price reductions | 46 | 54 | -14.8% |

1. Fewer closed sales mean buyers are making fewer decisions
Closed sales declined from 121 to 100, a 17.4% decrease. That does not mean every seller has lost leverage. It means fewer properties are making it from availability to agreement and closing.
When I advise a seller, I look closely at which competing homes sold, which did not, how quickly buyers responded, and what changed after a price reduction. This is where Greater Pasadena market strategy matters: that evidence is more useful than assuming yesterday’s approach will work today.
2. Pending activity shows caution is continuing
Pending sales slipped from 40 to 36. Buyers are still acting, but many are taking longer to decide whether a home justifies its price and monthly payment.
The national average 30-year fixed mortgage rate reached 6.71% on September 3, according to Freddie Mac. Financing pressure makes value easier to question and harder to disguise.
I help buyers compare the cost of the home, financing, likely improvements, and resale position before deciding whether hesitation is protecting them or costing them the right property.
3. More new listings have not created much more choice
New listings rose from 79 to 84, while active inventory stayed almost flat at 118. This is an important distinction. A buyer may see new properties appear without gaining a dramatically larger pool of good choices.
Some homes sell, some leave the market, and others remain because price or condition has not persuaded buyers. In a Greater Pasadena market strategy, the number of listings matters less than the number that truly fit a client’s needs and remain defensible at the asking price.
4. Price reductions remain part of the market
Price reductions fell from 54 to 46, but 46 reductions are still significant beside 84 new listings. A reduction does not automatically make a home a bargain. Sometimes it corrects an unrealistic starting price; sometimes it exposes an opportunity.
For a buyer, I examine comparable sales, condition, time on market, and the seller’s likely alternatives before recommending a negotiating position. For a seller, I would rather establish the strongest supportable price before the market starts keeping score.
5. The best homes can still behave differently
Broad data can describe the market, but it cannot inspect a house.
Redfin currently characterizes Pasadena as somewhat competitive and reports that some homes still receive multiple offers. Zillow’s July index shows Pasadena values are about the same as a year earlier.
Those sources use different methods and timeframes, but together they reinforce what I see: this is not a market where every property moves together.
How Greater Pasadena market strategy changes for a buyer
Do not confuse a slower market with permission to offer carelessly.
I first determine whether the home has genuine competition, whether its price is supported, and what its weaknesses may cost you.
If the property is replaceable, patience and negotiation may help. If it is unusually well located, well prepared, or difficult to duplicate, a decisive offer may still be the better long-term choice.
My job is to help you know which situation you are actually in.
How Greater Pasadena market strategy changes for a seller
The Greater Pasadena market strategy gives buyers more reasons to compare and question. That makes preparation, presentation, and initial pricing more important, not less.
Before recommending a launch, I study the homes buyers will see as alternatives, identify what could undermine confidence, and determine which features deserve emphasis.
The goal is not merely to enter the market. It is to give the right buyers a persuasive reason to choose your home while their attention is strongest.
Why individual guidance matters more in a mixed market
Averages cannot tell a Pasadena Craftsman, a South Pasadena condominium, an Altadena mid-century home, and a La Cañada Flintridge estate how to behave. Their buyers, competing inventory, and value drivers differ. That is why I use market data as a starting point, then narrow the analysis until it fits the actual decision.
If you are considering buying, I can help you identify where negotiating room is real and where waiting may sacrifice an uncommon opportunity.
If you are considering selling, I can prepare a private value range and show you how I would position your property against today’s competition. The Greater Pasadena market strategy may start with mixed signals, but your next step doesn’t have to be unclear.
