We prepared this report from two perspectives. Hem-young shares what she is experiencing as she represents buyers and sellers, while Dominic analyzes market and marketing data for patterns that may not be visible in a single transaction.
This month’s Greater Pasadena market analysis reveals an apparent contradiction. Overall activity suggests greater buyer caution, yet Hem-young is representing several buyers in the $1 million–$1.5 million range, and every home that has seriously attracted them has received strong multiple offers.
This is not a uniformly weak or strong market. Buyer attention is concentrating around smaller groups of appealing, well-positioned homes.

1. Closed and Pending Sales Measure Different Moments.
Completed sales and new contracts moved in opposite directions. A closing recorded now usually began with an offer that had been accepted several weeks earlier. Pending activity is closer to what buyers are deciding today.
Zillow’s July 2026 report shows a similar national pattern: stronger completed sales accompanied by softer forward-looking activity.
We therefore would not use recent closings as a reason for a seller to raise the asking price. Current competition and the newest buyer reactions tell us more about the market a new listing will enter. This timing difference is essential to our Greater Pasadena market analysis.
2. Fewer Choices Did Not Create Urgency Everywhere.

Our Greater Pasadena market analysis shows that fewer available choices did not produce urgency throughout the market.
Buyers will wait rather than purchase a home that does not meet their priorities or does not appear to be worth its price. Yet when several buyers recognize the same combination of location, condition, character, and value, competition can develop quickly.
Buyers should decide in advance what a promising home is worth to them rather than make that decision under the pressure of an offer deadline. Sellers cannot rely on scarcity alone; their home must compare favorably with the buyer’s other choices—including waiting.
3. Price Reductions Have Become a Pattern.
Price reductions rose from 39 to 54 in the earlier report and have now remained at 54 for two consecutive reports. Buyer resistance to optimistic pricing was not a one-month fluctuation.
This does not indicate the collapse of local values. The multiple offers Hem-young is encountering would contradict that conclusion. Instead, buyers are distinguishing between homes that justify their price and those that do not.
Our advice to sellers is to examine recent comparable sales, current competition, condition, and presentation before choosing the price. A later reduction can restore interest, but it cannot recreate a listing’s opening days. Persistent price reductions are one of the most important findings in our Greater Pasadena market analysis.
4. Stable Pasadena Prices Can Hide Unequal Results.
| Pasadena Market Measure | Current Reading | Year-Over-Year Change |
|---|---|---|
| Median sale price | $1,249,320 | −0.45% |
| Median price per square foot | $733 | −2.5% |
| Homes sold | 273 | −13.7% |
| Median days on market | 35 days | +2 days |
| Average offers | 4 | Not reported |

Pasadena’s median price is essentially flat, but a citywide median combines different neighborhoods, architectural styles, sizes and conditions. It cannot determine what happened to the value of an individual home.
The useful question for an owner is not simply, “What happened to Pasadena prices?” It is, “How are buyers responding to homes most comparable to mine?” That is where broad Greater Pasadena real estate trends become practical advice.
5. Mortgage Rates Are Changing How Buyers Judge Price.
| Mortgage Type | Current Rate |
|---|---|
| 30-year fixed | 6.76% |
| 15-year fixed | 6.27% |
| 30-year jumbo | 6.86% |

We advise buyers to establish a comfortable monthly payment range before focusing on the purchase price. Sellers should understand the same calculation: a seemingly modest price difference can create a meaningful difference in the buyer’s payment.
Payment sensitivity helps explain why buyers are deliberate overall but still compete strongly for the homes they consider worth the commitment.
Our Reading of the Market.

Our Greater Pasadena market analysis describes an active but concentrated market. Some homes struggle while others quickly attract multiple offers.
Buyers should not assume softer overall activity guarantees negotiating leverage on every property. Sellers should not assume that strong results elsewhere will automatically transfer to their home.
Preparation, presentation, and pricing determine which properties receive concentrated attention. Buyers are making each home prove its value—and competing when it does.
