The Pasadena housing market July 30 report paints a clear picture of shifting dynamics. Local data from the California Association of Realtors (CAR) shows Pasadena and South Pasadena remain robust, Altadena is experiencing price corrections, and La Cañada Flintridge’s luxury sector is slightly softer. Global factors, including a new U.S.–EU trade deal and a resurgence of foreign buyers, are influencing the bigger picture
Greater Pasadena Overview (CAR – June 2025)
- Pasadena: Median $1.67M (+6.9% YoY), 287 sales (+19.1%), 101 active listings (+44.4%), 21 days on market, 104% sales-to-list ratio.
- South Pasadena: Median $2.10M (flat), 43 sales (+30.3%), 16 active listings (+37.7%), 35 days on market, 105.1% sales-to-list ratio.
- Altadena: Median $875K (–38.6%), 51 sales (–55.7%), 29 active listings (+14.4%), 15 days on market, 102.2% sales-to-list ratio.
- La Cañada Flintridge: Median $2.57M (–2.4%), 80 sales (+37.9%), 28 active listings (+18.9%), 28 days on market, 102% sales-to-list ratio.
Altadena’s drop of 38.6% year-over-year contrasts sharply with Pasadena’s 6.9% gain, demonstrating how hyper-local trends can vary even within Greater Pasadena.
National and Global Market Drivers
The July 28 Market Minute highlights several trends shaping the national and global housing markets:
U.S.–EU Trade Deal: A major tariff war was avoided through a new agreement, but tariffs are still expected to raise consumer prices by 1.8% and slow GDP growth by 0.5 percentage points over 2025 and 2026.
New Home Sales and Inventory: Sales rose 0.6% month-over-month but remain 6.6% lower than last June. In the West, sales are down 8.4%. With new housing inventory reaching 511,000 units—the highest since 2007—builders are adjusting strategies.
Builder Confidence: The NAHB/Wells Fargo Housing Market Index rose slightly to 33, but 38% of builders cut prices in July—the highest rate since 2022.
Labor Market: Jobless claims have hit a 3-month low, but rehiring remains slow, suggesting cautious employer sentiment.
Foreign Buyers: For the first time since 2017, foreign purchases of U.S. homes have increased—up 33% with $56 billion in transactions. California remains one of the top markets for international buyers, particularly in Pasadena’s luxury segments (NAR International Buyers Report).
Implications for Buyers and Sellers
The Pasadena housing market July 30 shows that well-priced homes—particularly in Pasadena and South Pasadena—are still commanding multiple offers and selling above list price. Altadena’s sharp correction, however, signals that overpricing is punished in today’s market.
For Sellers:
- Pricing accurately and staging your home are key to standing out.
- Price reductions are increasing, with Altadena and South Pasadena both showing over 24% of listings adjusting downward.
For Buyers:
- Rising inventory means more options and better negotiating conditions.
- The national slowdown in builder confidence and global economic uncertainty may create opportunities for those ready to act.
