Step 1: In-depth, structured interview.
We’ve honed our interview skills over several decades, and we take seriously this first step of getting to know you. No one can help you find the right home at the right price without first learning about you – how you live today and your dreams about the future.

Step 2: Finding your dream home in the right community.
We help you find a home you’ll continue to love even as your life evolves. We match your wants against all homes for sale, identifying properties from any source — Multiple Listing Service, homes that are for sale by owner, bank-owned properties, new homes, even homes not yet on the market. We continue to adjust the criteria based on your ongoing feedback, and we screen out unsuitable homes. At each showing, we look for potential red flags and economic considerations, to help you feel secure in your decision. We show an average of 10-12 homes before success. We tour with you until you have found the right home in the right community.

Step 3: Crafting a winning offer.
Identifying the right price requires more than reviewing recent sales. It involves knowing about the property, the seller, and the market. We analyze the property’s amenities, size, loans, easements and ownership information. We get to know the seller and the seller’s agent — to understand the seller’s motivation and time constraints, and the agent’s negotiation style. We develop a financial worksheet for you and a Total Market Analysis of the property and the community. When you’ve decided on an offer price, we deliver a compelling presentation on your behalf.

Step 4: Negotiating the best possible price and terms.
We are your advocates, and we’ve honed our negotiating skills over 30 years of helping buyers secure the right homes at the right prices. The negotiation process can take minutes or days, but we’re on your side every step of the way. We use time, information and insider secrets to secure the best price and terms that meet your needs and wants.

Step 5: Guiding your through escrow to a successful close.
Two-thirds of the deal happens in escrow. With inspections, surveys, financing, and appraisals, lots of things can stand between you and your dream home. That’s where our skill and experience can save the day. Lots of days, actually. We’ve been there before and can negotiate, arbitrate and agitate if necessary, to make sure all parties meet their obligations and to make sure the deal goes through. We work with you to fulfill your disclosure and contingency responsibilities and to reach a successful close of escrow.
