Prices. What’s for Sale and What’s Been Sold.
The median listing price for a home for sale in Pasadena is $640,930 including properties through September 30, 2013. That means that half the “for sale” properties were above that number and half below. The median sold price continued to climb through September 30, to just over $600,000. The median sale price over twelve months is $485,000. If one compares the twelve month number to the most recent, its up almost 24% in a year in our local real estate market.
The median listing and sold property prices are calculated based on market activity each month.
Market Inventory Trends
The number of active listings in Pasadena increased by 6.3% from the previous month. Of those properties listed for sale, 6.1% are distressed. Properties have been on the market a median of 40 days, significantly less than the national average.
